Si quiere que la factura de suministros de Enero sea con lecturas reales tendrá que proporcionárnoslas antes del martes 5 de Febrero.

Lo puede hacer personándose en la oficina de la comunidad, por teléfono en el 952 649261 o por correo electrónico a comunidad.solandalusi@gmail.com . Las lecturas que no tengamos para esa fecha serán estimadas.

If you wish your utility bill for the month of January to be done with real readings instead of estimated ones, please give us those readings before next Tuesday the 5^th of February. You can do it in person at the Community office, by phone on 952 649261 or by e-mail comunidad.solandalusi@gmail.com . Those readings that we don’t have by that day will be then estimated.

Electricity Bills - Central Building Only

Dear Central building owners,

None of you will be pleased to acknowledge the difference the increased tarif on your electricity consumption has made to your November utility bill.

I was appalled and nearly fell off my chair.  As I had given Ricardo our actual meter reading it reflected the consumption with the new water heater.

Please be aware that you can minimise your consumption by:

·       Setting the temperature dial of the water heater to just over half way. 

·       Take advantage of the cheap times of day to run your washing machine and dishwasher (see the form below)

·       Don’t run your dishwasher or washing machine unless it is full and choose the lowest possible temperature.

As the December utility invoice is based on the actual meter reading it includes the cost of any consumption which is over and above that which was estimated and invoiced throughout the entire year.  Therefore the December invoice will be charged at the old tariff and not the new one which was approved at the EGM of 14th November 2012.

These are going to be the most expensive months as until we have the AGM we cannot reduce the community fees to reflect savings as a result of disconnecting the gas and closing the refrigeration tower and machine room.   We are looking at whether we can reduce the amount of the increase in tariff.

Facturas de luz - Edificio Central

A ninguno le habrá hecho gracia la diferencia que ha supuesto el incremento de la tarifa eléctrica en vuestro recibo de la luz de Noviembre.

Yo me quedé de piedra y casi me caigo de la silla. Porque como le di a Ricardo la lectura real de mi consumo, el recibo además lleva incorporado el consumo del nuevo calentador de agua.

Tened en cuenta lo siguiente para minimizar vuestro consumo:

·       Pon la temperatura de tu calentador sólo un poco por encima de la mitad.

·       Tener en cuenta cuales son los tramos horarios donde la electricidad es más barata para usar la lavadora y el lavavajillas (mirar cuadro de arriba).

·       No uses tu lavadora o lavavajillas a menos que esté lleno y siempre a la temperatura más baja posible.

Como el recibo de consumos de Diciembre está basado en lecturas reales de vuestros contadores, incluye todo el consumo de todo el año que haya sobrepasado la media estimada para vuestra vivienda, que es lo que se os ha estado pasando a lo largo del año. Por eso los consumos de Diciembre se van a tarificar con la antigua tarifa, no con la nueva que fue aprobada en Junta Extraordinaria el 14 de Noviembre de 2012.

Estos van a ser los meses más caros, ya que hasta que no celebremos la Junta General no podemos ajustar la nueva cuota, donde se verá reflejado el ahorro resultante de la supresión del contrato de gas y del cierre de la sala de máquinas y la torre de refrigeración. Actualmente estamos mirando ver si podemos reducir el incremento de la tarifa eléctrica.

Update on electric supply/La última hora de suministros de luz

We have raised sufficient funds to pay the outstanding electricity bills which were unpaid.  Now we must act as quickly as possible to complete our initiative to acquire our own independent meters. We hope to have news for you at the end of the year.

We will hold the AGM as soon as possible, probably early February.  We aim to reduce fees in the main building as there will be savings resulting from closing the refrigeration tower and ceased gas consumption but it should be remembered that we still don’t have a reserve fund.  It is a legal requirement to have such a fund, and for the third year running I will endeavour to get the proposed budget approved with the inclusion of a reserve fund.

Serious question: will someone else put themselves up for President, please.

Hemos conseguido recaudar fondos suficientes para hacer frente al pago de las facturas pendientes. Ahora debemos actuar lo más rápido posible para llevar a cabo nuestra iniciativa de independizar contadores. Esperamos tener más noticias sobre este tema antes de fin de año.

Vamos a convocar la Junta General lo antes posible, intentaremos para principios de Febrero. Nuestro objetivo es el de reducir cuotas en el edificio central, ya que debe observarse un ahorro de resultas del cierre de la torre de refrigeración y el corte en el suministro de gas, pero hay que recordar que seguimos sin tener un fondo de reserva. Es un requisito que marca la ley el disponer de dicho fondo, y por tercer año en mi mandato me he propuesto la aprobación de un presupuesto que incluya un fondo de reserva.

Una cuestión seria: por favor, que alguien más se postule a Presidente.

Deudores/Debtors

The debtors list causes the community board an ongoing and constant headache.

You have a copy of the last issued list which was sent with the documentation of the EGM last week.  If you would like another copy let me know.  Some names should now be removed as people have paid up, but if your neighbouring apartment number appears on the list owing, say, more than €750 and you know there is someone living there, please let us know.

In the AGM, 5^th April 2011, it was approved by majority that the internal rules should be amended to permit the disconnection of any property with a debt towards the community in excess of €750. 

It has also been approved in the EGM, 14^th November 2012, that any property with an outstanding utility bill of over a month will also be disconnected.  We don’t have to give any notice, but anyone in debt, should be warned.

La lista de deudores es un continuo dolor de cabeza para la Junta directiva de la Comunidad.

Teneis una copia de la última lista elaborada, se os envió con la documentación de la convocatoria de la última Junta General Extraordinaria la semana pasada. Si necesitáis otra copia decídmelo por favor. Sería necesario borrar algunos nombres de la lista que ya se han puesto al día, pero si el apartamento de tu vecino aparece en la lista con un importe deudor superior a, por ejemplo, 750€, y os consta que hay gente viviendo, por favor háznoslo saber.

En la Junta General del 5 de Abril de 2011 se aprobó por mayoría una modificación en el reglamento interno que permitiera la desconexión de cualquier propiedad que tuviera una deuda con la Comunidad superior a 750€.

También fue aprobado en la Junta Extraordinaria del 14 de Noviembre del 2012 que cualquier propiedad que debe más de un mes de cargos de consumo será también desconectada. No tenemos por qué dar ningún aviso, pero aquellos que estén en deuda por este motivo  que se den por advertidos.
