Como
alguien me comentó ayer, “¿qué le está pasando a este sitio?”
Estamos
desbordados de niños de dos campamentos de verano que están siendo hospedados
por Sol Andalusí; a Ricardo le han echado de su oficina, y además hemos perdido
a nuestro médico. Para rematarlo, tenemos toda clase de problemas en la sala de
máquinas, con varias bombas y acumuladores estropeados que supone más de lo que
habíamos previsto y más de lo que nos podemos permitir.
Corre
el rumor de que la familia Martínez a lo mejor ya no se queda entre nosotros
mucho más tiempo, así que quizás sea esta la última vez que tengamos que
aguantar a los niños, las comuniones y las bodas.
Estoy
intentando organizar una Junta Extraordinaria lo más pronto posible. Los cuatro
puntos en la agenda serán:
1. Dónde acomodar a Ricardo: Hemos pensado en un
sitio donde podemos ponerlo. Es una zona común así que no habría que pagar
alquiler a Sol Andalusí.
2.
Que
hacer para tener servicio médico de continuo; Tenemos
una propuesta del Dr Antonio Lara y Maribel que merece que la estudiemos.
3.
La
posibilidad de seguir llevando a cabo la independización del agua caliente y la
climatización en las viviendas del edificio central. Estoy
encantada de comunicaros que los resultados del informe dictan que es práctico
y económico el instalar calentadores y unidades de aire acondicionado en las
viviendas del edificio central y que con lo que cada propietario se ahorre en
cuotas se puede amortizar la inversión en 2 años. Si los rumores de que Sol
Andalusí no va a estar operativo ya este Otoño son ciertos ellos no van a pagar
la factura de la luz, por lo que debemos considerar la instalación de
contadores individuales en los pasillos para que así cada propietario contrate
su luz. Desafortunadamente con esto llevará un coste extra, pero estamos
negociando con la empresa suministradora para ver si se puede financiar.
4.
Nuestra
respuesta a una demanda contra la Comunidad;
es una demanda interpuesta por
la asociación para anular el punto 7 de la última Junta con el argumento de que
los costes de los servicios en el edificio central no se reparten de una forma
justa acorde a las evidencias recogidas en el informe del ingeniero.

We are overrun
by children from the two summer camps that Sol Andalusi are hosting; Ricardo
has been thrown out of his office; and we have lost our doctor. On top of this there are all kinds of
failures in the machine room and within various pumps and tanks which are more
than we can have anticipated and more than we can afford.
However, there
is a rumour that the Martinez family might not be with us for very much longer
so this could be the last time we have to put up with the children, the
communions and the weddings.
I am trying to
set up an EGM for as soon as possible.
The four items on the agenda will be:
1.
Where to accommodate Ricardo: We
have located a site where we can house Ricardo. It is on community property so there will be no rent to pay
to Sol Andalusi.
2.
What to do about ongoing
medical support; We have a proposal from Dr Antonio Lara and
Maribel the nurse for your consideration.
3.
The possibility of going
ahead with independent hot water and heating in the central building apartments; I
am very pleased to tell you that the results of the study dictate that it is
practical and affordable to install the water heaters and air conditioning
units in all the central building apartments and with the savings that will be
made on the community fees you should have recouped your capital outlay in two
years. If the rumours are true
that Sol Andalusi SA will not be with us in the Autumn then they will not pay
the electricity bill so we should first consider the installation of individual
meters which are to be located in the corridors so that the electric supplier
can read them. Unfortunately there
will be an additional cost to do this but we are speaking to the supplier to
see if they will allow us stage payments.
4. Our response to a claim that has been made against the community; this is a claim made by
the association to anul point 7 of the last AGM with the argument that the
utility costs of the main building are neither just nor fair and with
supporting evidence from the report which was made by the engineer.
