Un pajarito me cuenta que va a haber un intento por parte de un grupo de deudores de pagar sus deudas justo antes de la Junta General  para así poder votar. Ellos votarán por otro candidato, candidato que es el preferido por los promotores. La historia es que entonces el dinero que entre en la comunidad será usado rápidamente para pagar presuntas deudas a Sol Andalusí.

Esta historia puede que no sea verdad, pero por si acaso os pido que os deis prisa en poneros al día en los pagos con la Comunidad y en enviarme vuestra delegación de voto tan pronto como podáis. Si la oposición es quien yo pienso, creo que yo podría conseguir suficientes votos como para ganarles, pero de todas formas no nos podemos permitir el riesgo de dormirnos en los laureles.

Me encantaría el poder sacudirme de encima esta pesada tarea, pero sería una auténtica pena el ver como se evapora todo lo que hemos conseguido hasta ahora y volver a como estábamos antes. Heredé una lista de deudores enorme, una lista de acreedores que no cuadraba, todavía estamos pagando al Patronato por deudas anteriores y no teníamos control ni información de absolutamente nada. Nos iremos al mayor de los abismos si retornamos a aquella forma de llevar las cuentas.

Cada año se produce una gran confusión con la presentación del nuevo presupuesto. Con la esperanza de que se apruebe el nuevo  presupuesto en la próxima Junta, voy a intentar explicarles el cálculo de la nueva cuota.

 Yo misma siempre tengo que recordar que cuando se celebra la Junta General ya estamos metidos en primavera, y que de hecho ya he realizado pagos de cuotas de comunidad correspondientes a ese año por los meses previos a la celebración de la Junta.

Así que pongamos por ejemplo mi apartamento La Alcazaba 115; he estado pagando cuotas de Comunidad por 210,22€ al mes por los meses de Enero, Febrero y Marzo de 2012, lo que suma un total de 630,66€.

 

Así que ahora viene la Junta, en Marzo, y se aprueba el Nuevo presupuesto para el 2012, en el cual se especifica que la contribución ANUAL para mi apartamento Alcazaba 115 es de 2.058,72€.

 

Como vimos, ya he pagado 630,66€ (por Enero, Febrero y Marzo) así que esta cantidad la tengo que deducir de mi cuota anual de 2.058,72€, lo cual me deja un saldo de 1.428,06€ por pagar durante lo que queda de año.

Si divido estos restantes 1.428,06€ entre los 9 meses que faltan del año, me sale una cuota resultante a pagar de 158,67€ mensuales.

Estamos usando Vodafone como proveedor de internet en la oficina de la Comunidad. Estamos realmente contentos con su funcionamiento, y a pesar de que es un poco mas caro que el servicio que ofrece Sol andalusí, es bastante fiable y está muy bien atendido.

Les he pedido que elaboren un paquete con una oferta para cualquier miembro de la comunidad que esté interesado en la opción del router inalámbrico o el pincho, y también que piensen en qué otras alternativas nos pueden ofrecer en cuanto a líneas telefónicas. No es necesario tener una línea fija para tener acceso a Internet, y ellos me han asegurado que es ilegal el revender líneas telefónicas.

A little bird tells me that several (a group) of debtors will pay up just before the AGM, thus making them elegible to vote. They will vote for another candidate as President, and that someone else, is preferred by the developers.  The story goes that the money that is received into the community funds will be then  whisked out again to pay alleged debts to Sol Andalusí SA.

The story might not be true, but just in case I must urge you to get up to date with your fees and utility bills and send me your proxy forms as soon as you can.  If the opposition are who I think they are, I should be able to muster enough votes to win, but we cannot afford complacency. 

I should be delighted to relinquish this onerous task but what a shame it would be to see all the progress we have made evaporate and go back to the old ways.  I inherited a massive debtors list, an unreconcilable creditors list, we are still paying Patronato in arrears for the time they were not paid and we had no control or information about anything.  We will be in the great abyss if there is a return to that kind of accounting.

Every year great confusion is caused when a new budget is introduced.  With the hope that our budget will be approved at the AGM I would like to make an illustration to explain what happens when the budget changes.

It must be remembered that when the AGM is held in the Spring of any particular year, that community fees will already have been paid, for the months preceding the AGM.

So for example with regard to my apartment La Alcazaba 115, I have been paying community fees €210,22 per month during January, February and March of 2012 the total I will have paid will be €630.66.

 

Then along comes the new budget of 2012 and my annual contribution is now going to be €2.058,72 per year

 

I have already paid €630, 66 (in Jan, Feb and for March) so this must be deducted from my annual 2012 fee of €2.058,72, which leaves €1428.06. 

Then that €1428.06 is divided between the remaining 9 months of the year, ie, April to December which equates to €158,67 per month.

Vodafone are providing the Community office with internet.  We are really pleased with the results, and although it costs more than going with the offering from Sol Andalusí it is a reliable and well supported service.

I have asked them to put together a package for anyone else that is interested in a mobile internet stick/dongle or router and for them to give some thought to what they can offer in terms of telephone lines.  It is not necessary to have a landline for internet access and they have also told me that it is illegal to re-sell telephone lines.
