A meeting and a half / Una reunion en dos partes

Bonnie, Ronnie, G Der Kinderen, G Salters,  and I were joined by Jose Luis from Sagesa yesterday for a productive meeting which we finished this morning.
I hope to add a fuller document with your next invoice from Sagesa in a few days but in the meantime here are a few words about some of the topics discussed.

  • Although some fees have been trickling in we are still owed hundreds of thousands by owners and that does not include Sol Andalusi SA.  If you have said you will make a payment,  please do so right now. 
  • Any of you who were present at the EGM on 19 September will be pleased to know that we have now sent out Burofaxes and also have contracted a UK based company to chase the debts of five  people resident overseas, who between them owe €46,600.  
  • Jose Luis has agreed that starting from end of December we will receive a quarterly statement in order to help keep track of our individual accounts.

There was much debate about the role of the Association and we are going to arrange a time next week to meet with Antonio Cifrian, President of the Association.  Both the Community board and the Association share the common objective of making amendments to the statutes and achieving a fairer allocation of costs, especially those of electricity, water and gas.  

Of course there are many other topics pending:  establishing guidelines regarding the private rental of property; our insurance cover, noise disruption from celebrations and entertainment at Sol Andalusi; medical services; security; alarms and evacuation and clarification of exactly what the Community is responsible for.  I say this because I was double shocked when I realised that not only did we have to pay to repair the glass sliding door into the bar area but that the bill was some €1700!

Jose Luis de Sagesa, reunión que terminamos esta mañana y que resultó muy productiva.

A pesar de que algo de la morosidad pendiente se ha estado pagando, seguimos teniendo una morosidad de cientos de miles de euros de propietarios, y ello no incluye a Sol Andalusí S.A. Si usted se ha comprometido a pagar, por favor hágalo de inmediato. Aquellos de los que estuvieron presentes en la Junta Extraordinaria del 19 de sept. estarán encantados de saber que ya se han enviado burofaxes y se ha contratado una empresa especializada basada en el Reino Unido para que persiga a 5 propietarios morosos que residen en el extranjero, los cuales suman una deuda total de 46.600€.
José Luis se ha comprometido a enviar un extracto de cuentas trimestralmente para que sirva de ayuda al seguimiento de las cuentas de cada propietario de forma individual.

Espero poder adjuntar a la próxima factura de Sagesa un documento mas completo con un resumen de los temas tratados en la reunión; por ahora voy a intentar transmitir una pequeña introducción a los mismos.

Ha habido mucho debate sobre el papel de la Asociación y vamos a organizar una reunión con D. Antonio Cifrián, presidente de la Asociación, para la semana que viene. Tanto la Junta directiva de la Comunidad como la Asociación tienen el objetivo común de hacer cambios en los estatutos y conseguir una mejor distribución de la asignación del gasto, especialmente del gasto en electricidad, gas y agua.

Naturalmente, quedan temas pendientes: establecer un reglamento regulador de los alquileres privados, la cobertura de nuestro seguro, el ruido que generan las celebraciones y eventos en Sol Andalusí, los servicios médicos, seguridad, alarmas y simulacro de evacuación y clarificación exacta de las responsabilidades de la Comunidad. Y digo esto no solo porque tuvimos que pagar la reparación de la puerta automática de la cafetería, sino porque la factura fue de alrededor de 1700€!

  1. Hi, Miyuki....So good to see that you are working for a better and pleasant stay here for all the owners. It would be nice to have the cinema back. Another suggestion: to practice the Spanish language. Lessons given by a SPANISH teacher...Sevillana lessons, maybe? Excursions ? I think the menu in the cafetaria is oke, but changing the menu after a certain time is better.
    Now I have still a personal problem...I spoke with the gardener and he told me to tell you about it. In front of my terrace the big trees will taken nearly all the view.In a few years it will be worse of course. He said it is possible to cut the top in December..and that would be very nice. I wish you all the best...Cay
