Dear all,

I am sorry I have been silent for so long. 

•             The community office has sent a letter to the administrators of Sol Andalusi SA asking for information regarding the future of Sol Andalusi SA.  We understand that their report should be published soon, but to date we have received no official confirmation of what is going on.

We do know that the restaurant and bar staff attended a meeting, in which they were told that the bar and restaurant will be closed on 4^th November 13 and will remain closed until at least March, but that there was no guarantee that it would re-open then.

•             The installation of the independent lines and meters to apartments in the Central Building started on time and has been going according to plan.  We were pleased to raise over 50% of the funds in order to commence works and we have almost enough to pay the second instalment, but as predicted we will be significantly under-funded for the third payment. 

There will be more detailed information soon, but in the meantime if you have promised funds that you have not transferred, please do so now so that we can be sure how much the shortfall is.

•        Naturally we are all concerned for residents at Sol Andalusi who do not have independent transport.   Once they had the shuttle bus, and the mini-market on site, but without these and the news there will soon be no bar, this “resort” bears little resemblance to that which was promised.

Jo Winstanley, Karina Pyper and Tracy Ospina are trying to co-ordinate having supplies such as newspapers, bread and milk brought to Sol Andalusi on a regular basis as well as organise a coffee morning for residents, friends and neighbours.  Please let me know if you wish to have contact details.

•             We were recently visited by a consultant who works for the Town Hall, to measure the decibel level of the refrigeration tower.  The community had intended never to open this piece of machinery again, but Sol have been using it to provide cooling to their properties and business.   We now know that it was over the acceptable level, but we must wait for the study to be submitted to the Town Hall. We hope they will insist on its closure as people have been losing sleep and tenants, as the noise is insufferable, especially for those in Giralda and La Mezquita.

•         Once again I have had a few people saying they are looking for apartments to rent on a long-term basis.  If you have a two bedroom apartment available please let me know when it is available and and the rental price

•             You may have heard there was a fire a few weeks ago…it happened when the roadway outside Torre del Oro was being dug up in order to access the water pipe.  This is an edited version of what Ricardo said about it:

There was a massive leak of water in the Torre del Oro building, we don’t know how long has it been leaking as it was going into the sewage system, so nobody could see it.  It was only by coincidence that Chema was cleaning the sewage pipes before the rainy season that he noticed it. The leak was in the Torre del Oro building somewhere in between the garage door and the bungalows, probably in the middle of the road.

They had to dig up the road and damaged the gas pipe which burst. There were flames, I called the fire brigade, sent Chema to close the main gas valve and we ran in to make sure no one was still in the building. There was then a frightening second explosion but luckily it blew the main water pipe so the escaping water dowsed the flames. Chema managed to turn off the gas at the mains and everything was over.

Damages are quite bad; sliding garage door completely burnt, including the engine, access door also burnt, the contents of one of storage rooms are badly burnt, Torre del Oro 2-C flooded (there was this geyser of water coming from ground floor up to second floor straight into this property that kept the flames down, otherwise it would have been a real disaster) plus several minor damages.

Estimados todos:

Primero pediros perdón por no haber estado en contacto desde hace tanto tiempo.

• ·      Desde la oficina de la Comunidad se ha enviado una carta a los administradores concursales pidiendo información relativa al futuro de Sol Andalusí SA. Entendemos que deben estar a punto de publicar la memoria del concurso. Acabamos de recibir respuesta de los administradores pero no tenemos nada que nuevo que comunicarles ya que estamos concertando cita con ellos para una reunión de urgencia.

Sabemos que el personal del bar y restaurante han tuvo una reunión en la que se les informó de que ambos locales se cerrarían a partir del 4 de Noviembre y que permanecerían así cerrados como mínimo hasta Marzo, pero sin garantías de esta hipotética reapertura.

• ·          La instalación de las líneas individuales y contadores de corriente en el edificio central empezó a tiempo y la obra se está desarrollando acorde a los plazos previstos. Hemos conseguido recaudar más del 50% de los fondos para empezar la obra, y tenemos suficiente como para casi cumplir con el segundo pago, pero como preveíamos no vamos a tener para el tercer y cuarto pago.

Habrá más información y más detallada pronto, pero mientras tanto si te has comprometido a pagar y no has transferido los fondos todavía, por favor hazlo ya para que podamos calcular cuánto nos falta todavía.

• ·      Naturalmente estamos preocupados por todos aquellos residentes que no tienen medio de transporte propio. Una vez tuvieron la posibilidad de uso del minibús, y el supermercado en el edificio central, pero sin esto ni con las noticias de cierre del bar y el restaurante, este “resort” dista bastante de lo que se nos prometió que iba a ser.

Jo Winstanley, Karina Pyper y Tracy Ospina están intentando coordinar servicios como el reparto de periódicos, que haya un reparto regular de productos básicos tales como pan y leche así como organizar mañanas de desayunos con los residentes, amigos y vecinos. Por favor decidme si queréis sus datos de contacto.

• Recientemente estuvo un técnico enviado por el Ayto. de Alhaurín de la Torre para medir el nivel de decibelios de la torre de refrigeración. La intención de la Comunidad ha sido siempre la de no volver a abrir la torre nunca más, pero Sol la ha estado usando para suministrar aire acondicionado a sus viviendas y locales. Sabemos que los niveles de ruido estaban muy por encima de lo tolerable, pero debemos esperar a que el informe llegue al ayuntamiento y que éste actúe. Esperamos que el ayuntamiento insista en el cierre de la torre ya que hay gente que ha perdido inquilinos y horas de sueño debido al insufrible nivel de ruido, especialmente en Giralda y Mezquita.

• Una vez más tengo algunas peticiones de alquileres de larga duración. Si dispones de una vivienda de dos dormitorios para alquilar por favor házmelo saber y dime el precio de alquiler.

•  Puede que hayas oído hablar de un fuego en el edifico Torre del Oro hace unas semanas … ocurrió cuando se estaba levantando la calle que da acceso al garaje del bloque porque se iba a reparar una fuga de agua. Esta es la versión de lo que pasó descrita Ricardo:

Hubo una gran fuga de agua en la acometida general del edificio Torre del Oro. No sabemos por cuanto tiempo estuvo la fuga, ya que la rotura estaba justo al lado de un desagüe de pluviales que recogía toda el agua vertida, así que nadie se dio cuenta. Fue por casualidad que Chema, empleado de mantenimiento, estaba limpiando las arquetas anticipando la temporada de lluvia que se percató de la fuga. La fuga estaba en algún punto entre los bungalows y la entrada del garaje del Torre del Oro, probablemente debajo de la calzada.

Tuvieron que excavar en la carretera con una máquina, con la mala suerte de romper una tubería de gas, que al contacto con la llama de la caldera hizo explosión. Hubo un incendio, por lo que llamé a los bomberos, envié a Chema a cerrar la espita general del gas y entré en el edificio a ver si había alguien. Huno entonces una segunda explosión que por suerte reventó otra tubería de agua que hizo que limitara el daño del gas ardiendo. Para entonces Chema consiguió cerrar el gas y estuvo todo bajo control.

Los daños son bastantes; la puerta del garaje está completamente quemada, incluyendo el motor, hay un trastero quemado con su contenido, la vivienda Torre del Oro 2-C tiene la terraza inundada (se produjo un geiser de agua desde la calle hasta la terraza de la vivienda que impidió que las llamas crecieran, de otra forma pudo haber sido un auténtico desastre) y múltiples daños menores.
