El corte / The disconnection
Of course the
board very much regret what happened at Sol Andalusí, in particular in the
central building and I am so sorry for the huge upset the disconnection meant
for everyone living in the central building. The community was always ready to pay its share of the electricity bills but Sol Andalusi did not arrange to make a payment, and legally they don’t have to, as they are protected by conditions of the voluntary bankcruptcy.

Andalusí, en el edificio central en particular, y de verdad que siento el daño
causado a todos los que viven en el edificio central.

· We did know that there was a threat
from Iberdrola that we could be cut off but I really could not believe that we,
the community was expected to pay when neither Sol
Andalusi nor its administrators were prepared to pay a Euro, and neither had a Euro of community
fees been paid

Iberdrola pero realmente no podíamos creer que nosotros, la comunidad, tuviéramos que afrontar el pago sin que ni Sol
Andalusí ni los administradores concursales tuvieran que hacerlo.
· The Community Fase 1 should not pay for Sol Andalusi’s consumption
of electricity but that is
what was being expected of us. Despite
the administrators efforts to persuade a Judge to make a ruling, Iberdrola
decided to disconnect us anyway.
· La Comunidad de Sol Andalusí Fase 1 no debería pagar por los
consumos de electricidad efectuados por la empresa Sol Andalusí, pero eso es lo que esperaban. A pesar
de los esfuerzos de los administradores concursales para persuadir al juez de
que ordenara a Iberdrola que no nos cortara, éstos hicieron caso omiso.
· Eventually an
agreement was reached and the community paid, €13.713 and the administrators
paid €9142. I am told it was unusual for this to
happen so quickly, although of course it felt anything but swift to all those
living in the main building.
· Se llegó a un acuerdo en el que la Comunidad pagó 13.713€ y
los administradores concursales más de 9.142€. Me dijeron que no es habitual que el reenganche se
produzca tan rápido, a pesar que para la gente que vive en el edificio central
pareciera de todo menos rápido.

also be interested to know, that someone modified the feed to the generator so
that the gym would be supplied)

interesará saber que alguien modificó las líneas a las que alimenta el
generador para que servicios como el gimnasio pudieran tener electricidad).
Now Iberdrola are
threatening to disconnect again if a payment is not made. Today I have
authorised a payment of 50% of the debt,
ie, €15.463,93 to avoid
disconnection and although the administrators agree to pay the other 50% I am
told that Chechu is not sure they have the money! Apart from the debt there are other costs of some €7000 that
have been incurred as a direct result of the disconnection. I have no idea whether Sol will pay their share.
Ahora
Iberdrola nos está volviendo a amenazar con un nuevo corte si no se hace
efectivo otro pago. Hoy he autorizado el pago del 50% del importe pendiente,
15.463,93€, para evitar dicho corte, y a pesar de que los administradores han
dado su aprobación al pago del restante 50%, se me ha comunicado que Chechu no
está seguro de que disponga de semejante cantidad! Además de la citada deuda,
hay otro coste asociado al corte de unos 7.000€ que también están pendientes de
pago. Tampoco tengo la menor idea de si Sol piensa pagar su parte de este
coste.

You will be
wondering what is happening about the installation of individual meters and
accounts to each property in the central building. The project was carried out using the extra payments of €161,85€
that was agreed in the EGM of
November 14.
It was very dispiriting to learn that the cost of this installation is €295.000 plus IVA. The cost would be borne mostly by owners in the central building but also with a contriubtion from the aterrazados towards the purifying plant, swimming pool and water pumps, decalcifyer etc.
I have asked Tallante, the installers, to reduce theprice and they have also agreed to a payment plan. I know this is a huge amount of money but it is the only way as it would give us complete independence, once and for all, from Sol Andalusi or any other commercial enterprise that might take up the businesses in the future. If such a unsatisfactory and inadequate installation had not been made in the first place we would not be in this predicament now.
Os estaréis
preguntando que se está haciendo de cara a independizar las líneas de
electricidad en el edificio central. El proyecto se elaboró pagándolo mediante
una derrama de 161,85€, aprobada en la Junta Extraordinaria del 14 de Noviembre
de 2012.
Fue
descorazonador el comprobar que el coste de la obra a efectuar para lograr la
independización de las líneas es de, en el mejor de los
casos, 295.000€ más IVA. El coste es para los propietarios de viviendas en el
edificio central, aunque los demás propietarios deben hacer una pequeña
contribución para las líneas de la depuradora, piscina, aljibe y
descalcificadora.
He pedido a
Tallante, la empresa instaladora, que ajuste el presupuesto al máximo y también
han acordado darnos facilidades de pago. Sé que es una cantidad ingente de
dinero, pero es la única forma de conseguir la completa independencia, de una
vez por todas, de Sol Andalusí o de cualquier otra empresa comercial que
pudiera quedarse con el negocio en un futuro. Si esto se hubiera hecho
desde el principio por parte de la promotora no nos veríamos en esta
complicadísima situación ahora.
Finally, some slightly better news.
Thanks to efforts from Ian Matthews and Alberto at Sagesa, the amount owed to us by debtors has
been reduced by about 5% (not including that owed to us by the Martinez family
and friends and Sol Andalusi SA).
Finalmente, algunas noticias algo más
alentadoras. Gracias a los
esfuerzos de Ian Matthews y Alberto de Sagesa, la cantidad que tenemos en
morosidad se ha reducido en un 5% (excluyendo las cantidades adeudadas por la
familia Martínez, allegados y Sol Andalusí SA).
